Foreclosure Financial Assistance Program

Due to limited funding, the Foreclosure Financial Assistance Program is no longer accepting applications for the 2024 Program Year.

Minimum Eligibility Requirements

More detailed eligibility criteria are outlined in the Program Guidelines linked below.

  • Household income must be at or below 80% of the Area Median Income (AMI)
  • Household must be experiencing a financial hardship or other housing crisis
  • The residence for which assistance is being requested must be the applicant’s primary residence and located in both the City AND County of Denver

Minimum Documentation Requirements

Applicants must provide at least one document for each category below. Additional documents may be requested as needed, including ones not listed here. More detailed program requirements are outlined in the Program Guidelines linked below.

1. Proof of Income (for each person 18 years and older) can include, but is not limited to:

  • Pay stubs
  • Tax returns (most recent filing)
  • Bank Statements

2. Evidence of Ownership can include, but is not limited to:

  • Denver property record
  • Deed of Trust
  • Property tax receipt or bill
  • Other documents including mortgage statements, proof of homeowner’s insurance, or Ownership Name and Encumbrance Report

3. Evidence of Homeowner’s past-due payments/liens/fines can include, but is not limited to:

  • Mortgage statement or ledger
  • Statement or ledger from applicant’s HOA
  • Other documents detailing other fines/fees/judgements assessed on an applicant’s property

4. Evidence of Financial Hardship

  • Self-attestation within the online application
  • Additional documents may be requested on a case-by-case basis

5. Photo Identification

  • Valid photo identification issued by any governmental entity (U.S. or foreign)
  • All other acceptable forms of identification are listed on page 6 of the Program Guidelines linked below

Appeals Policy

All eligibility determinations, awards, and payments will be communicated to applicants by the reviewing Agency through the online application platform, Submittable. If your request for assistance has been denied due to ineligibility and you believe that you are eligible, you may appeal this decision by e-mail foreclosureassistance@brothersredevelopment.org.

Please write ‘[First Name] [Last Name] Appeal of Foreclosure Assistance Denial in the message subject line and include:

  • Any relevant documentation to support your request
  • Your contact information
  • Your address
  • The reason(s) for denial
  • Why you believe that this determination was made in error, and
  • Any additional information and/or relevant documentation to support your request

Foreclosure Legal Assistance Program

The Foreclosure Legal Assistance Program provides households at or below 80% of the area median income with free legal help and resource navigation for Denver homeowners at-risk of foreclosure due to a a financial hardship.

Emergency Mortgage Assistance Program (EMAP)

Effective August 30, 2024 the Department of Local Affairs (DOLA) is accepting applications for the Emergency Mortgage Assistance Program. DOLA will continue accepting applications until sufficient applications have been received and funds are expected to be expended.

Housing Counseling Programs

The partners below provide FREE housing counseling to homeowners seeking to maintain and retain their home in the City and County of Denver. Contact any of the following for more information:

 

Denver Homeowner Rights and Resources

Beginning August 30, 2022, a homeowners’ association (HOA), or assignee of the HOA’s debt, must provide this notice at least 30 days prior to seeking a foreclosure on a lien. The HOA shall maintain a record of such notice, including the date and time the notice was provided, and what the notice stated.

This notice contains information about your rights as a homeowner and foreclosure prevention resources including but not limited to housing counseling, financial and legal assistance programs, property tax relief, and home repairs/modifications.
