 Site Development Plan
Site Development Plan reviews are administrative and required prior to issuance of a building permit.  It is a multi-agency review process necessary for many larger and/or complex projects.  Generally, it applies to the following:
 
  • 10,000+ square feet of land
  • Projects with more than one principle structure
  • Projects in mixed-use or industrial districts
  • Subdivisions
  • Certain projects with complex issues
 
Parking Lot Landscaping Permit is required for:
off-street parking areas that are new or expanded, or changed because of a change of use, or change of area of a structure which changes the off-street parking requirement (per Section 59-585(10) Revised Municipal Code).
 
Approval of a landscape plan is needed to obtain this permit.
The following are excluded: parking areas containing fewer than 15 parking spaces (calculated using 300 sq.ft. gross per space); and parking garages and structures.

The plan should conform to the Rules and Regulations for the Landscaping of Parking Areas.  The plan also needs to include streetscape improvements required along the zone lot street frontage.

 e-Plan Review
Development Services (DS) is implementing an Electronic Review (e-Plan review) Service of development projects. DS will review plans in electronic file formats. The desired results of this new service will be a reduction in time and money required to gain approval of and permits for their projects. The participating customers will reduce printing and courier/travel costs and time by submitting electronically directly from the customer’s office/home computer.
