Obtain property information to avoid delays in the permit and plan review process as well as to ensure that your project adheres to neighborhood zoning and development requirements.
 
Determine Zoning and Other Property Information
 
Before you can effectively plan an exterior alteration or addition, it’s a good idea to determine if the zoning on your property will allow you to build your project as you want. Each property in Denver has a designated zone district. These designations protect the value of your property by providing standards for use and development. 

Historic preservation protections may apply to your property as well. Before you begin to design or develop your project, you will likely need to know some or all of the property information below:
 
Lot Number, Legal Address and Ownership
Neighborhood zoning restrictions

Historic district status and governance
The City of Denver protects structures and districts of historical, architectural or geographic significance. It strictly regulates use and development on a landmark or within a historic district which may affect the plans for your project.

Planned unit or building group specifications  

Designated parkway setback restrictions 
      (if located alongside a designated parkway)

View preservation area restrictions
      (if located in a view preservation area)
