Most permit applications can be reviewed and approved the same day they are submitted. For more complex projects like the construction of a single-family home or duplex, major additions, or attic conversions, a minimum of three weeks is required to complete the first review of plans and applications.  Resubmittals of plans may be required to address code compliance.
 
Plan Review Process

Denver requires that plans or drawings accompany your permit application for several types of projects. Staff will check your plans for compliance with local codes and ordinances prior to approving your permit application.

Minimum Standards for Drawings Submitted for Review
 
If any portion of your construction is an engineered design, you will need to submit the original drawings and calculations from your engineer or architect along with your permit application to one of the Permit Counters for review. 
 
 
 
 
 Permit Denial / Plan Correction Notices
 
You may be required to modify your plans to meet several specifications or you may be required to submit additional information if plans are incomplete.  You may also receive a plan correction notice or permit denial because your plan is in violation of the Building or Zoning Code.  
A.  Revise and Resubmit Plans
 
If you do not intend to appeal a plan correction notice, you must submit all corrections to the permitting counter, including additional plan review fees and the following information:

·         Two complete sets of drawings separated and stapled

·         Indicate that this is in response to a current plan review and include the log number or your residential address.

·         Indicate if there is a change in scope of work.

·         A completed 'Resubmittal Form'
B.  Apply for a Variance
 

You may appeal a plan correction notice or denial of a building / zoning permit by filing an appeal or request for variance. Contact one of the organizations below based upon the type of denial, action, or notice you have received.
  •  The Board of Appeals if you have received notice of:
     
    • plan correction
    • new method/product
    • denial of a building permit application
    • an administrative action or decision from the Building Department
    • written orders / opinions of Building Officials regarding building code
    • fire prevention appeals recommended by the Manager of Safety
  •  The Board of Adjustment for Zoning if you have received notice of:

    • plan correction
    • a denial of a zoning permit application
    • an order "to cease and desist" 
    • an action or determination of the Zoning Administrator
