What's My Zoning?
Before you start your project, you need to know what regulations apply to the property. The first of these is Zoning, which establishes standards for things like the size and location of structures and acceptable uses for the property, but other factors may affect the property as well.

What Does My Zoning Mean to Me?

Zoning defines many things about a property, such as size and location of structures, acceptable uses, required parking and more. If you're considering making any changes to your property or changing how you use your property, you need to be sure you're in compliance with Denver's Zoning Ordinance.

 

Denver Zoning Code
Once you've found how your property is zoned, you should look up your zone district in the Denver Zoning Code to see what that means for you.

 

Zoning Use Permit
The Zoning Code may indicate that a zoning use permit is required for the "use" of a lot, building, or structure.  Learn more about a Zoning Use Permit.

 

Zoning Verification and Compliance Letter
The Zoning Department provides zoning compliance information and simple zone district confirmation and rebuild information on any property located within the City and County of Denver.  Learn how to request a Zoning Verification and Compliance Letter.

Appeals of Zoning Decisions
Certain actions of Zoning Administration can be appealed to the Board of Adjustment.
  • A denial of a zoning permit
  • An order to cease and desist
  • An action or determination of the zoning administration

The requirements for filing a zoning appeal are as follows:

  • You must have the Zoning Administration's action in writing.
    (Contact Zoning Administration if you need a copy of a written decision)
  • You must file the appeal within fifteen (15) days of the Zoning Administration's action, unless an extended filing period is specifically authorized by Zoning.
To appeal a decision related to the zoning code, you must apply to the Board of Adjustment.
 
By filing an appeal, any action of the Zoning Administrator directly related to the appeal is stayed until the hearing. A denial of a Zoning Use and Construction Permit for construction that does not meet the Zoning Ordinance requirements, must be accompanied by two (2) copies of a scaled site plan, floor plan and elevation drawings. An incomplete submittal will not be accepted for filing for a hearing date.
