Exempla St. Joseph Hospital General Development Plan

The GDP builds on earlier planning efforts including the 2007 Uptown Healthcare District Plan Update.

View Plane Variance

The Planning Board approved a variance from the City Park Mountain View Plane to allow a maximum view plane encroachment of 51 feet for Exempla St. Joseph Hospital.

Rezoning Application

The City Council approved an official map amendment to rezone a portion of the property from H-1-A with waivers (in the Former Chapter 59), CMP-H2 and CMP-H (in the Denver Zoning Code) to CMP-H and C-MX-8, under case number 2011I-00015.

About the GDP

The 63.59-acre GDP is located in the vicinity of 18th Avenue and Franklin Street, and encompasses several blocks. The plan is for a replacement hospital and surrounding campus development.

The development concept for the Exempla Saint Joseph Hospital will be guided by the following principles:

Create a hospital district that integrates mulitiple uses, including medical and general office, supporting retail, residential and appropriate public spaces.
Establish a hierarchy and network of corridors that provides safe and comfortable routes for pedestrian, bicycle, and automobile traffic.
Coordinate the overall plan, building massing, and connectivity together with design elements to create a desirable, unique hospital environment.
Introduce Denver's street grid into the site and provide streets with a comfortable image and character, creating a walkable district.
Develop open spaces to serve multiple needs.
Enhance the main detention areas as public greens.
Create an identifiable development that establishes and promotes connectivity from existing street networks while reducing the traffic to the surrounding neighborhoods.

Public Meetings

The City and County of Denver Department of Community Planning and Development sponsored a Public Meeting regarding the application for the Exempla Saint Joseph Hospital (ESJH) General Development Plan (GDP). The meeting was held on Thursday, November 4, 2010.
