About the Plan
The Cherry Creek Area Plan will update the Cherry Creek Neighborhood Plan (adopted January 2000).  Since 2000, the city has adopted Blueprint Denver, expanded the light rail system, reconsidered transportation planning and street design through the Strategic Transportation Plan and the Living Streets Initiative, and drafted a strategic parking plan and a new zoning code.  In addition, several major redevelopment projects have taken place in the Cherry Creek neighborhood since 2000, and more are expected in the near future.  
 
During the Cherry Creek Area Plan process, we will analyze the strengths, opportunities and challenges in Cherry Creek in light of new policies and regulations, recent as well as anticipated infill development.   The Cherry Creek Area Plan will make recommendations and establish implementation strategies to carry the Cherry Creek neighborhood through the next decade.

Cherry Creek North Urban Form Study

The Urban Form Working Group was formed and charged with identifying urban design, building form, height and design strategies that would reflect the plan vision for a prosperous, attractive and walkable Cherry Creek while respecting the cherished attributes of Cherry Creek North and its adjacent residential neighborhoods. The intent was to determine how appropriate urban form can help achieve a balance between commercial and mixed-use development and adjacent residential neighborhood scale. The group participants included Cherry Creek residents, representatives from Cherry Creek North Business Improvement District, local architects and planners.

KHO Consulting was engaged by the City and County of Denver Community Planning and Development Department to perform a development feasibility analysis to answer the following questions as they relate to the Cherry Creek North (CCN) study area:

  • To what extent does unused development capacity exist within existing C-CCN zoning and why has it not been utilized fully?
  • Given the cost of land in Cherry Creek, does development capacity have to increase to make projects feasible from a real estate development perspective?
  • What would be the effects (in terms of development feasibility, residential and employment density, and quality of the built environment) of adjusting maximum building heights and building form in CCN, as proposed in the preliminary area plan concepts? Is there a set of "optimal" building heights in Cherry Creek North on 2nd and 3rd Avenues for encouraging feasible investment while also maintaining transitions into the residential neighborhood to the north?
  • What market exists for additional hotels, types of hotels, and what types of locations make sense for new hotels?

Area Plan Focus Groups

Three focus groups were established to discuss Area Plan key issues from several different perspectives: 

  • Urban Form and Public Realm 
  • Mobility, Connections and Infrastructure 
  • Economic and Development Opportunity  

A series of Focus Group meetings were held this summer to review preliminary draft plan recommendations, identify areas of agreement and disagreement, and discuss outstanding issues in order to move toward agreement on recommendations for a Draft Area Plan.  Below are links to concepts discussed during focus group meetings and summaries of focus group findings.  All concepts contained in these links are still considered preliminary drafts and may be further developed based on feedback received in the planning process.
