Planning for a Livable City
Through extensive community-based planning, Denver is implementing city-wide goals established in Comprehensive Plan 2000 and Blueprint Denver to enhance, expand, and preserve Denver's distinctive neighborhoods.  Both Blueprint Denver Areas of Change and Areas of Stability are the focus of community planning efforts, as we initiate and complete neighborhood, district, corridor, station area and general development plans.

Zoning Code Update
After two years of gathering community feedback, identifying general and specific problems with the current code, and exploring alternative approaches, the update project has unveiled a new zoning approach and Phase III Drafting has begun!
Transit Oriented Development
The City and County of Denver Department of Community Planning and Development in conjunction with our
partners, including Public Works, and the Office of Economic Development, RTD and others, is conducting a major planning initiative to facilitate appropriate transit oriented development near current and future station locations.

 At Community Planning and Development, we PLAN, PERMIT, and INSPECT.

Planning Services is charged to PLAN by preparing plans and regulatory tools that guide future growth, enhancement and preservation of Denver's community.
 
Comprehensive Planning
Working with the community to estalish a collective vision for Denver's future.  
Comprehensive Planning is responsible for Denver’s long-range planning activities. Adopted plans provide the collective community vision for Denver’s future, guide public and private decision-making, and are the basis for the development of a clear and predictable system of regulatory tools. Based on broad public participation, plans are prepared on a City-wide basis as well as for small areas such as neighborhoods, districts, corridors, and transit station areas. Staff prepares new plans, updates adopted plans, maintains and analyzes City data, prepares neighborhood profiles and assessments, and provides GIS mapping and graphic design services.

Comprehensive Plan 2000
:  A citywide plan that establishes a vision for Denver as "A city that is livable for its people, now and in the future."
Blueprint Denver:  A citywide plan that integrates land use and transportation goals and objectives.
Small Area Plans:  Adopted plans for Neighborhoods, Districts, Corridors, and Transit Station Areas
 
Plan Implementation
Working with the community to develop and improve regulatory tools that advance the City's adopted plans.

Plan Implementation is responsible for developing and administering the regulatory tools that advance the City’s adopted plans. Plan Implementation provides staff support to the Planning Board and Landmark Commission. The Implementation section provides the key linkage between planning visions and development permitting through the preparation and application of zoning language and map amendments. The section also manages the preparation and adoption of General Development Plans and urban design guidelines and facilitates all applicable public processes.  The Landmark Preservation staff manages the implementation of the City's preservation plans through designation and review of landmark districts and properties.  Staff provides urban design expertise in the planning and design of public infrastructure and civic projects.      

General Development Plans
:  A conceptual framework plan for integrating anticipated land uses with the necessary infrastructure.
Zoning Amendments (Rezoning):  Language and Map Amendments
Landmark Preservation:  Preserving City history and character through designation of historic districts, landmark structures and design review.
