GUIDELINES FOR THE REVIEW OF LAND OR PARCEL DESCRIPTIONS
Ø Descriptions are only accepted on letter or legal size paper – prefer letter size.
Ø All descriptions require an exhibit to accompany the written description.
Each sheet of paper needs a TITLE.
· The title should be Exhibit A. Please include the tracking number as supplied by the city reviewer in the upper right hand corner of the sheet.
· If there are multiple parcels to be reviewed as a group, each description and exhibit should have an identifiable name and number (Exhibit A, Exhibit B, etc.). An overall parcel index map must be provided that uniquely identifies each individual parcel.
Each description should have a CAPTION.
· Captions must refer to existing underlying lots and blocks if applicable, along with subdivision name, as recorded on (date) at (reception no.) or (book and page) at (county where originally recorded).
· Captions must include ¼ Section, Section, Township, Range west of the 6th P.M., located in the City and County of Denver, State of Colorado.
Each description must include a main BODY.
· A basis of bearing if bearings are used. (it is OK if the basis of bearing occurs in the caption)
· Have a point of beginning.
· Requires locative or descriptive calls. For example “to a found #5 rebar with yellow plastic cap with LS #99999” or to the SW corner of Alan’s Subdivision as recorded on Jan. 1. 1716 at reception No. 9999999 at the Clerk and Recorder of the City and County of Denver”.
· Appropriate nomenclature includes (but not limited to) “to a point of tangency”, “to a point of non-tangency”, “to a point on a curve”, etc……
· For non-tangent curves use delta, radius, arc length and an additional identifier like: chord bearing and chord distance or bearing and distance to a radius point.
· All existing bounds are to be explicitly called out, e.g. “The north to R.O.W. line of”.
· When using calls to other deeds, easements, or other recorded information supply the appropriate recording information (date), (reception no.), (county where originally recorded), etc.
· Required closure tolerance is 0.01’ by 0.01’.
· Area is to be stated in both square footage and acreage.
· Require an “authored by” statement; (name), (company name), (address), (phone no.) and PLS No. if applicable.
· All descriptions must bear the original seal and signature of the Professional Land Surveyor in direct charge.
· The preferred electronic format for all submittals is (.dwg) AutoCad Version 14 or later for exhibits, and Microsoft Word (if other software is used, please use “save as”). Exhibits should be drawn at a 1:1 scale in model space, in decimal units.
Distances to be in horizontal ground units. Prefer Bearings over angles. When practical, surveys should be tied to monuments which the City and County of Denver has established as coordinate values (contact the City Surveyor for coordinate values).
