Plaza/public space on north and south with large center retail (Tattered Cover?)

* Appealing to retail
* Glass center retail builing
* Walkway on each side of center retail, gallery
* Will block/shelter from 1st Ave.
* Center retail attractive
* Shae on north from center retail
* Many retail/amenity combinations
Weak Points:
* Conter retail diminishes openness/public space
* No thru visibility, diminish connectivity
* Not realistic (only Tattered Cover could make the center retail concept work)
* Center retail hurts adjacent east/west retail shops
* Unfair advantage for center retail
* Strange/too odd
* Narrow north/south passage on east/west of center retail.
General Comments:
* Idea of garden/public space on center retail rooftop
* 1st Ave. access?
* How do you ensure desired tenants?
* European feel
* Have center retail be oval shaped, not square
* Center retail only desirable if its Tattered Cover
* Have Tattered Cover on a corner location, not center
* Center retail must be appealing
