Condo Value Trend 2003 (by Condo Number)
Included with your 2003 Notice of Valuation is a page of information regarding sales of properties similar to yours, which were used to determine your new 2003 property value. On that page, you will find a category on the left side of the page called CONDO CMPLX# with a two or three digit number next to it. This is the index number for your Condominium Complex. When you open the form, scroll down the list of numbers until you find yours, and the information regarding property values in your Complex will be there.
The change in percent for an individual complex may reflect causes other than changes in market value such as:
• The 2001 value reflected that the property was vacant land or partially completed new construction on the prior assessment date—January 1, 2001.
• The 2003 value reflects a change in use because the property was not a condominium complex on the prior assessment date—January 1, 2001 (i.e., a warehouse converted into lofts).
• The property was converted from apartments to condominiums in 2002 (or earlier), and more than half of the units had been sold as of the current assessment date—January 1, 2003.
• The 2003 value reflects substantial physical changes made to the complex since the prior assessment date—January 1, 2001.
