You have the option to pay your real estate taxes and your business personal property tax in one full payment, or in first- and second-half installments. See below for late payment options.

Late Payments

Real Estate delinquency notices are mailed in May, July, August, and October.  Unpaid real estate taxes are advertised in October.  The Real Estate Tax Lien Public Auction of unpaid parcels is held in November.  From October 1, only cash or certified funds will be accepted.  Payments must be received by October 31, to prevent a tax lien public auction for this delinquency.

First Half: The first half becomes delinquent after the last day of February along with fees for Maintenance Districts and Service Liens.

Second Half: The second half becomes delinquent after June 15th.

Full Amount: The full amount becomes delinquent after April 30th (unless first half was paid).  Tax bills totaling less than $25.00 must be paid in full in one payment by April 30th.

 

Please Note: We cannot accept personal checks for real estate tax or special assessment payments during the months of October and November.

Prepayment
Taxpayers often wish to prepay their property tax before the end of the year.  The City and County of Denver does not know the amount of taxes due for a parcel until the mill levy is approved at the end of December.  If you'd like to pay prior to this time, we recommend paying the tax amount from last year.  You will be responsible for paying the difference once the mill levy is approved or you will receive a refund if you pay too much.
